What is Khata? : Difference between A Khata and B Khata

What is Khatha?


A Khata means an Account. It also translates to, a document that shows a property owner having an account with the Municipality for paying taxes. Khata identifies the person liable for paying property tax. 

Details of a Khata include the property owner's Name, Size of property, Location, Built-up area etc. The document is essentially required to calculate the Tax payable on that property.



Why is a Khata/Khatha important?

One needs a Khata to apply for Electricity and water connections as well as for trade and building licenses. It is also required when applying for Bank loans.


What is the difference between A Khata and B Khata?

Properties listed as 'A Khata' fall under B.B.M.P jurisdiction.
Properties listed as 'B Khata' fall under local Jurisdiction. 


Owners of ''B Khata" properties can upgrade to 'A Khata' by paying a fee known as Betterment charges, along with appropriate documentation. The advantage of upgrading to A Khata is that the A Khata properties are eligible to apply for Bank loans.
